Arlington VA Condos For Sale & County Guide Index

Condo Living in Arlington VA

Arlington Virginia is a mere 26 sq. miles and is the smallest self-governing county in the United States with a population of a little over 200,000. The City of Arlington itself, however, is the second largest principal city of the Washington Metropolitan Area. The Potomac River on the Northeastern border separates Arlington County from the capital city of Washington D.C.

Arlington VA is divided into several neighborhoods most of which are urban villages. These include the well-known and sought-after neighborhoods of Clarendon, Ballston, Courthouse, Pentagon City, Crystal City and Rosslyn.

Arlington is home to several major political landmarks such as the Pentagon, the Air Force Memorial, the 911 Memorial, Arlington National Cemetery, Fort Myer and the Department of Defense, the largest employer in the county.

Why Live in a Condo in Arlington VA?

Convenient City Living

For several years, Arlington VA has been promoting its urban living lifestyle where communities are all- encompassing, in that businesses, residences, amenities, transportation are closely entwined making walking everywhere quite convenient, thus lessening the need for motor cars. This mode of living has been embraced by developers and so mostly all development projects (which are many, since Arlington is an old city) have been supporting this model.

What has transpired is very encouraging as evidenced by the surfeit of condominium complexes near and around all the metro rail stations in Arlington VA. These are now the prime areas for living and command premium prices. Imagine being able to walk out of your condo building and be at your place of employment five minutes later! Or imagine walking across the street to the metro rail station and be at work in 10 minutes!

This is the lifestyle for many who live in Arlington Virginia. Not only is it convenient, but it solves the limited land resources, since a piece of land that once would occupy a single home now boasts a multi-story condominium housing several hundred people. This is a great asset for Arlington VA, having no fewer than eight well-placed metro rail stops.

Condo Living

Regardless of where your condo is located, condo living is somewhat different from living in a single family home. Condo living offers “easy living”, somewhat carefree. Because you only own the area within the unit, the maintenance and upkeep of the exterior is out of your hands; however you do pay by way of your condo fee. This means that you are relieved of plowing snow, garbage disposal, roof repairs and other outside maintenance. You do not have to rake leaves! Plus, you can have use of facilities like a party room, pool, exercise room, all without the personal responsibility of taking care of them yourself. For many, it is the choice for one-level living –no stairs! Seniors who do not wish to go into a retirement home, find condos a great alternative.

Convenient to DC

Depending on where you are, it can be as little as one metro rail stop to Washington DC. Thus many residents of Arlington VA have chosen to live here because they not only enjoy the great lifestyle but also take advantage of employment opportunities in nearby DC.

Entertainment

There are many choices between theatre, cinema, bars, restaurants, variety shows, etc. Still, if you wish more, it is so easy to skip across the border to DC.

Transportation

Arlington VA is served by the Blue, Yellow and Orange Lines of the Metro Rail System. In addition, it is served by the Metro Bus System and the local Arlington Transit system (ART). It has a popular bike share program as well as a car-share program by ZIP. It is the home of Reagan National Airport, just minutes from any point in the city. All the major highways – 395, 495, 50, 66 – are in close proximity to Arlington VA making it super easy and convenient to get around to all points within and without of the city.

Amenities

Arlington has numerous parks with an abundance of features including water falls, tennis and basketball courts, picnic areas, swings and slides for kids. It also has many jogging and bike paths of varying distances.

Schools

Arlington has a very impressive school system and many people move to Arlington for that reason.

Arlington manages its own public school system operating the county’s Public K – 12 education system consisting of twenty-two (22) elementary schools, five (5) middle schools and four (4) public high schools. Nearly half of the local revenue from the county is spent on education. Many of the elementary schools are ranked 10 out of 10 by Great Schools.org including Jamestown Elementary, McKinley, Nottingham, Arlington Science Focus, Tuckahoe, Ashlawn and Glebe Elementary, just to name a few. Several middle schools receive a 9 out of 10.

Website: http://www.ballston-common.com/

Location: 4238 Wilson Blvd. Arlington, VA, 22203

Ballston Common Mall (recently closed for major renovations) which originally opened as Parkington Shopping Center in 1951, was one of the first major suburban shopping centers in the Washington D.C. area. It was the first shopping center built around a multi-story parking garage in the United States.

It was located at the intersection of Glebe Road (Virginia State Route 120) and Wilson Boulevard in the Ballston neighborhood of Arlington, Virginia, two blocks from Ballston-MU Station on the Washington Metro’s Orange Line. The Ballston Common mall opened on October 20, 1986, and was a $40 million replacement for the Parkington Shopping Center. The 530,000-square-foot (49,000 m2) center was developed in limited partnership with the May Centers, a subsidiary of the May Company who, at the time, also owned one of the anchors, Hecht’s.

On May 31, 2016, most businesses closed so the mall could be redeveloped into Ballston Quarter. Follow Ballston Mall’s Redevelopment by clicking here.
